On the western edge of the land, there is potential to connect the site to the road leading from Kralupy to Nelahozeves. This enhances accessibility and strengthens the development potential of the property.

TERRITORIAL PLAN

Main uses:
  • living in family houses (detached, semi-detached, terraced houses).
Conditions:
  • There will be at least 1 parking space on each plot of land for a family house,
  • on the plot of land no. 243/8 cadastral area Kralupy nad Vltavou, a maximum of one family house can be located
For detached houses:
  • the size of plots for individual residential development in isolated family houses will be at least 800 m2, exceptionally for individual plots (e.g. corner plots, residual plots after subdivision) 6000
  • the building coefficient (all buildings on the land) will be a maximum of 0.3
  • maximum built-up area (all buildings on the plot) 300 m2
The proposal meets these conditions with the exception of the proposed plot in the northeast of the area, which does not have the required 800 m2, but this is an atypical plot, for which an exception in the city’s Urban Planning Code allows this requirement to be reduced to 600 m2. This fact is also confirmed by the binding opinion of the Kralupy nad Vltavou Municipal Administration.
