Project phasing
The project is planned in 2 stages, of which Stage I already has a valid building permit. The phasing into stages was due to the need to change the zoning plan in the north-western part of the land and overcome the territorial reserve, which has already been achieved, so there is nothing to prevent continuing with the second phase and with the appropriate permit.
Approved Development Scope
- Includes a valid building permit and full documentation for the construction of houses A1, A2, B1, and B2.
- The project comprises a total of six residential units, including the construction of access roads and utility networks.
- It features four extremely energy-efficient semi-detached houses on newly serviced plots with water supply, sewage, and electricity.
- All Villa-houses type A have a built-up area of 251m² and an apartment area of 198m².
- Type B family houses have a built-up area of 128m² and a floor area of 191.6m² .
Future Development Options for the Western Plot
- It is planned to build the remaining two houses of type A3 and either C1 or A4 on the western border of the plot.
- At this stage, five residential units were originally planned in total.
- However, due to the zoning plan permitting only houses with two apartments, the solution for house C1 will need to be reconsidered.
- An alternative option may be to divide the western plot into approximately 800 m². The remaining 600 m² plot could then potentially allow the construction of two buildings, subject to agreement with the municipality.
Validity and Approval of the Building Permit
The joint permit is valid for 2 years (Section 94p, paragraph 5 of the Civil Code) with the possibility of extension and was granted in May 2024 for the construction of the 1st stage (4 houses) of the project.
